Covenants are a set of rules that that all homeowners living in the neighborhood must follow. They can pertain to everything from what colors you can paint your home to what you can put in your backyard. Covenants also include things that you must do, like mow your lawn regularly. Covenants ensure not only a certain level of uniformity and standard of design, but also the consistent use of property within the community.

Restrictive covenants can offer benefits to homeowners. Covenants stop your neighbors from letting their homes fall into decay and lowering your property values. Restrictive covenants also give buyers peace of mind when they purchase a home. This can make your home easier to sell later on. It also gives you peace of mind that your neighbor will not build a 12ft high platform stage in the backyard for nightly band practice :)

What type of upkeep is required for the exterior of my home? Building surfaces should be cared for (e.g., periodic pressure washing), grass should be cut, trees should be pruned, roofs/ gutters should be maintained, and garbage should be disposed of appropriately. Please reference Article 3.19 in the Covenants for further information.
Can I replace or repair my property fence? Yes, with some guidance. Fences must be wood material and no higher than 6ft tall. All plans must be submitted and approved by the HOA Board. Please reference Articles 3.2, 3.6, and 6.4 in the Covenants for further information.
Can I build a storage shed in my backyard? Yes, with some guidance. Sheds should be placed in the rear of the property, and materials and/or colors of the shed should compliment or be similar to the color of the property home. All plans must be submitted and approved by the HOA Board. Please reference Articles 3.12 and 3.3 in the Covenants for further information.
Can I screen-in my back porch/deck? Yes, with some guidance. The roofing materials and/or color of the porch should be similar to the property home. All plans must be submitted and approved by the HOA Board. Please reference Article 3.3 in the Covenants for further information.
Can I park my trailer in my front yard? No trailers, boat trailers, travel trailers, inoperative automobiles, or campers shall be semi-permanently or permanently parked or stored in the public street right-of-way or forward of the front building line. Storage of such vehicles must be screened from public view. No tractor trailers, buses, or other large commercial vehicles shall be parked on driveways or in streets for periods of time exceeding twelve hours or for more than 24 hours in any calendar week. Can I have play equipment in the backyard? Yes! All playground and recreational equipment should be placed and maintained in the rear of the property home. Please reference Article 3.17 in the Covenants for further information.
Can I have a swimming pool in my backyard? Yes, with some guidance. Swimming pools shall be allowed only on lots approved by the Developer. The pool should be located in the rear of the property home, have a perimeter enclosure, and include landscaping and water drainage plans. All plans must be submitted and approved by the HOA Board.
